Graduated with my Masters this weekend! Felt great to cap off a long 3 year journey. Now Iโm ready to focus that energy on closing some deals!

What up, Good People: I received a phone call from my Property Manager (PM) who informed me that my tenant, who has not paid me her rent since December 2022 has $1K for me right now. My PM went to pick it up Sunday evening before she spends it or something else happens. My tenant was scheduled to give me $1,900 Friday but Friday came and went and I did not hear from her. I learned from my Property Manager that her car was impounded Friday so she couldnโt give me the whole amount. However, I will accept the $1K w/ a smile. It is better than nothing. She now owes me $6,600 in back rent. I have been truly patient throughout this whole ordeal and will continue to be patient. Two things are happening simultaneously; I do have a Warrant of Removal but I am trying to retrieve the rest of my money before I evict her, and she will get assistance from a rental assistance special program. I am waiting on that. This property cash flows $500 a month and I have missed having my tenant pay down the mortgage. Since December, I have been paying three mortgages. Real estate is tough but it can be very rewarding. The moral of the story is donโt quit, hang in there, and good things will happen. At least this month I do not have to pay the mortgage on that property; she is covering it. Peace.

My grandson graduated from HS yesterday! Big weekend now to celebrate this milestone. Iโll find some time to devote to keeping up with Real Estate Skool. Florida is nice, butโฆ.not Hawaii. And Iโm keeping my feet on the ground @David Dodge lol

We are refinancing 6 rentals and so naturally the lender had them re-appraised. We bought them in 2021 for an average price of 91K per property. The current appriasals came in at an average of $165K per property. Over 2 years that is an increase of $74,000 per property. WOW! Assuming we could sell them at the appraised value that would be a BIG WIN of over $400K gross profit. But the tax man wants a BIG piece of that. So instead we can refinance them up to 80% and pull out close to 250K. (we are not pulling that much out but we could) . The crazy thing about that $250K that we could pull out...it is not income...so you're not paying income taxes on it. #RefiTillYouDie

I got my first retail MLS Listing live of Friday of this week. As a brand new agent I have to say that itโs quite a bit of work getting everything entered into the MLS, getting all the agreements and disclosures signed, getting photos, and dealing with all the agents. But itโs all going to be worth it when you add up the $/hour for those tasks once it sells and you get paid a commission. The listing went live Friday evening for 199.9K I had issues with the Supra box but got that fixed Saturday morning. Yesterday we had 3 showings and I plan to have 2-3 more today. Just in time for me being licensed (3-4 weeks ago) Takeaway: Donโt discount your friends & family when it comes to real estate investing and listings. Everyone has to live somewhere and/or has housing needs at some point in their lives. Be the person that helps them when that time comes ๐ช๐ฝ๐ช๐ฝ

The seller was in jail and his father had a POA to sign on his behalf and help him sell it. The fire was from a drug overdose that lead to arson. I used a private lender to purchase the property in under 2 weeks and make everyone's lives EASY! I solved a lot of problems for them and created a Win-Win Solution. I then hired a GC and met him 4-5 times to help him pick out my finishes. I will have my partner who is a broker listed it on the MLS for us. I didn't really do that much work on this deal. I've been to the property maybe 6-7 times in total. What I did do was find a motivated seller that was in need of help and helped them. What I also did was use all the resources that are available to me to LEVERAGE everyone else to get this project completed. (Seller Agent, Private Lender, General Contractor, Photographer, Broker, Title Company, Buyers Agent,) It's not rocket science if we TAKE ACTION and start talking to sellers! We CAN NOT help them if they don't know WHO WE ARE...

Check this out. Today @Mike Slane and I bought a rental property with none of our own money. We found the deal from a local wholesaler. We went and viewed the property about 2 weeks ago and made an OFFER to the other investor. Once we worked out a DEAL (this took a few days) we contacted a local private lender of ours to fund the deal. We closed on it TODAY! We walked away from closing with 42K to rehab the property too! Here are the deal numbers that we project: Purchase was 26K (21K + a 5K assignment to the other investor) Rehab will be about 35K. (we over-borrowed just in case and for other reasons) ARV will be about 110-120K Our plan is to BRRRR the deal. Add it to our portfolio of Rentals with none of our own money. Buy (we paid 26K) Rehab (we plan to spend about 35K) Rent (we plan to rent it for $1,000/mo) Refinance (we plan to get an 80% loan from back based on 115K ARV -> 92K) --> We borrowed 70K and will have interest and holding costs of about 7-8K Repeat (we have done this over 200 times) We might even walk with some money on this or OR only get a 65% LTV loan since we bought it SO GOOD and LOW! Attached is the rehab funds check... This is NOT profit but OPM. Also attached are the closing statements and the NOTE (loan agreement attached to the deed) with our private lender to secure his interest in the loan and the deal. I just launched a Google PPC Campaign Today!! Super excited to see how it performs over the next couple of months. Our Budget is $2,500 a month to get started so not too big or too small :) But it should generate several leads a week for us to get some eyes on properties and go run some appointments and hopefully WIN SOME DEALS!! Closed in late Jan. Purchase price was 95000 plus closing costs....rehab was about 35000 or so plus holding costs/closing costs ended up close to a 38k profit. Being your own agent does allow for flexibility when trying to sell since you don't have to take a commission. Already closed on our second rehab in Florissant.

I just got a small little 2/1 here in STL under contract over the weekend. The lead source was from another wholesaler that has sold, my partner Mike and myself, a few deals in the past few years already! The reason that we wanted this one is b/c we have a few rentals in this zip code already and 1 on this same street just 2 blocks away :) Usually, I don't like buying houses that need more work in terms of the costs than the purchase price but this one is unique b/c we can add a 2nd bedroom upstairs and also a smaller bedroom downstairs making it a 3/1 pretty easily. It also has a 2-car detached garage on the back that the neighbor has already expressed interest in renting for $150-$200 EXTRA a month :) Here is our plan: Buy it for 26K. Rehab it for ~40K. (Both using Private / Hard Money) Be all in for around 75K with interest, closing costs, holding costs, etc. Get it appraised for around 110-115K. Get a loan from a bank for ~80% of the appraised value. 110K * 80% = 88K Max bank loan -> We will owe our lender about 75K so we might be able to walk away with 5-10K at closing, get a new rental on board, (that's already rehabbed), and have used VERY LITTLE of our own money to do it. Attached is the assignment + purchase and sale contract along with photos from the wholesaler. Our private money lender will wire in the purchase and rehab funds prior to closing :) PS) the property should rent as a 3 bed/1 bath for about $1,100, maybe even a bit more, we will see... With a 7.5% 30-year mortgage our payment will be about 600 a month. Add in insurance and taxes for another $250 a month and we will owe about $850 a month. @$1,100 a month in income that creates about $250 a month in CashFlow!
