Every investor needs a buy box. The buy box keeps you from buying properties outside of your typical scope of work and comfort level. This buy box criteria takes time to understand as an investor as many investors have different buy boxes for different reasons. Your buy box as an investor will also evolve as you do. The buy box I modeled was from a large hedge fund that was at a REI meetup years ago. It has served me well. Sticking to your criteria also speeds up the daily analyzations too.
