Stop losing listings because you can't show ROI 📉
Hey everyone— I kept losing listing presentations to agents who had fancy market reports, and I'm sure some of you deal with this too.
I fixed it last weekend, and here's what worked (basically free):
  1. Pull 90 days of sold data for their neighborhood from public MLS feeds
  2. Auto-generate a 1-page visual report showing: avg days on market, sale-to-list ratio, and price per sqft trends
  3. Send it within 2 hours of the listing appointment being booked with a note: "Here's what's happening in your area right now"
Most agents show up with generic CMAs—I show up with proof I already did the homework.
This flipped 4 out of my last 5 listing pitches from "we'll think about it" to signed agreements.
