Hey Everyone, Why I Created This Group: I created this group as a free resource for anyone and everyone who wants to learn how to wholesale and/or find and purchase properties off-market at a discount. To be honest, I was tired of posting on Reddit without being able to build relationships with people and hear about their successes later on. I figured that with Skool, we'll know exactly how to find each other. You can post or comment on this page anytime, and I or someone else will get back to you asap! My Intro: 33-year-old married to an amazing and incredibly supportive wife. 10 years of W2 experience in sales and recruiting. 2 dogs, and no kids (yet)! When I'm not working, I'm either eating, lifting/running, playing golf, hiking, reading, or watching a movie. I did my first deal in June 2022, and my life has drastically changed for the better. Calibrated Questions
Last week, I taught a class on objection handling to a room of franchisees and acquisition managers. Here are the slides. Most of us were trained to "overcome" objections. Push back. Hold the line. Re-pitch the value. That's exactly why so many acquisition calls die. The sellers we talk to aren't buyers browsing options. They're people with a problem — an inherited house, a bad tenant, back payments, a divorce — and the second they feel pushed, they go quiet and stop returning calls. So I rebuilt our objection handling around a different method: tactical empathy, from Chris Voss (former FBI lead international kidnapping negotiator, author of Never Split the Difference). Same tactics used in hostage negotiation, adapted to the acquisition call. The single biggest unlock is the calibrated question — an open "How" or "What" question that hands the problem back to the seller and makes them solve it out loud. Instead of "My offer is fair because of the repairs…" You ask: "How am I supposed to get to your number given the condition?" Instead of arguing with a Zillow estimate: "How did you arrive at the number you're hoping for?" Instead of accepting "let me think about it": "What's holding you back from moving forward today?" You stop defending. They start explaining. And a seller who talks themselves into it doesn't back out at the closing table. I put the top 30 into 6 slides — organized by exactly where you'd use them on a call: 1. Uncovering motivation 2. When they stall or go vague 3. On price 4. When they have other offers 5. Getting to commitment / breaking an impasse 6. No-oriented questions (the ones that let a seller say "no" and still move you forward) How to actually use these: Don't try to memorize all 30. Pick two and run them on your next five seller calls. That's it. And here's the part everyone skips — after you ask, shut up. Count to four in your head. The silence is what makes them fill the gap with the real answer. If you rescue them out of the pause, the question does nothing.
