Capital raising. What the conversation actually sounds like. How they found the first person who said yes, what they said when the answer was no, and how they keep an investor with them when a deal doesn't go the way the projections said it would.

Underwriting. On a real deal, with real numbers, line by line. The assumptions that get people hurt, the ones nobody talks about, and how somebody decides to walk away from something that looks good on paper.

Health. I've watched people build something big and hand over their body to get it. That trade shows up on everybody eventually. So we're going to talk about it here the same way we talk about deals.

Focus. How people who carry a lot decide what actually gets their morning. This one changed more for me than any deal I've ever done.

Here's why I'm doing it this way. I've been in real estate since I was 18, and every single time I moved forward it was because I got in a room with people already doing what I wanted to do. Not because I read something. Because I was close enough to ask a question and hear an honest answer. Those rooms were hard to get into back then, and I had to work for every one of them.

That's what I want this room to be for you. Nobody in here is going to teach something they haven't lived themselves.
