Four families live in clean, safe housing in a neighborhood that had “written that building off." The red tape is real. Title issues, environmental reviews, and municipal sign-offs can add 60 to 120 days. You will not move fast. But the basis is LOW. Resident demand in these markets is strong. And conservative underwriting works when you are not overpaying on day one. Low basis + strong demand > chasing deals in overheated markets.
