Partnership Strategy Inquiry

So I have a question, because I like to approach things from a strategic standpoint.
Since I’m at the beginning stage of my Developer journey, do you agree that a great entry point would be to obtain land and partner with a builder (someone like yourself🔥) to manage and execute the project while I learn the ropes from them? Since I wouldn’t necessarily want to be the getting the construction loan, I’d get another partner to secure the funding and just give them a split from net profit🤔
