This is me introducing myself.
For most of my career I was a systems architect and engineer. My job was designing large technical systems that had to run at scale and not break.
A few years ago I realized something.
Real estate is just another system.
So about 3 years ago I pointed that same mindset at property and dealmaking.
Instead of writing code… I started structuring deals.
Today I run Next Door Properties, an acquisitions operation sourcing deals across the country and structuring transactions using creative finance and portfolio acquisitions.
What started small escalated quickly.
Some of the things currently on my desk:
🏘 363-property single family portfolio (~$30M) across Ohio & Missouri
🌊 $9M marina / inn acquisition in Texas
🏠 Single-family acquisitions nationwide using creative finance and off-market sourcing
We’re also building two operating companies that I’m very excited about:
👥 Coliving Housing
Large homes converted into shared housing for professionals and workforce renters. Affordable housing demand keeps rising and this model solves a real problem.
🩺 Residential Assisted Living
Acquiring large residential homes and converting them into small assisted living facilities. The demographic wave behind this is enormous.
📈 The pace of growth has surprised even me.
Each year the deals get bigger, the structures get more sophisticated, and the opportunities expand.
It’s felt like adding another zero to the scale of what we’re doing every year.
Most investors focus on one property at a time.
I tend to look at the system behind the deals.
⚙️ Deal flow
💰 Financing structures
🏗 Scalable housing models
That’s the part of the business I enjoy the most.
Always happy to connect with people working on interesting deals or scalable housing projects.
