Deal Management Improved: Cutting Costs and Time
I am happy to announce that I have adapted again and after a 2AM research binge I found three resources that are allowing me to submit deals with speed to lead graces. As a natural problem solver I now use the following resources to sbmit deals to my end-buyer in UNDER 10 MINS:
  1. Business Website: AutoCloseREI ($10/Mo.)
  2. CHATARV: Deal Analysis for ARV, Rehab and Comps (7-Day Free Trial than $50/Mo.)
  3. Brevo CRM: Manage Approved Deals (Free Account-Send Up to 300 Emails Daily)
This is the basic system I now use to cut cost, time and deal analysis. And this is how I use the "AutoClose REI" system:
  1. Referrals come through my website from agents, JV's or property finders which I market to weekly using organic posting on Instagram and Facebook as well as using inbound alerts from private groups, Investorlift and searching the MLS.
2.After the deal is submitted I can easily add the property address to CHATARV and rn my property analysis for my end-buyer, or private list on Zenlist, and get instant data ready to make offers allowing me to see ARV, rehab estimates and comps in 5 mins or less.
3. After I qualify the property based on "buyers buy box" I make sure before the data is pushed into BREVO CRM that I make sure the following is checked:
✅ Confidence score is between 65-99, anything below will be LOW END or HIGH END which is bad deal.
✅ Rehab estimates fall between $40,000-$50,000
✅ Must have 20+photos or more
✅ Must have 5+comps
Then once the data checks out I am able to add it into the BREVO CRM and start making offers........
Then when I get the contract it goes straight to underwriting
When accepted I make a finders fee of $10,000
