Question about my offer

Hi all,

I wanted to get your thoughts on a deal I’m working on. I submitted an offer on a property in Cleveland, and the seller responded that they will not be providing a lead certificate. Instead, they’re offering a $2,500 credit at closing for me to use toward inspections or obtaining the certificate myself.

Since this is my first deal, I’d really appreciate your perspective. Does this seem reasonable, or is it something I should be cautious about?
