I’m posting this honestly and a bit vulnerably because I really need some guidance here.
This is my first-ever client and my first time running paid ads, and I’m doing everything I can to make this work, but right now, I feel stuck.
Main thing I’m struggling with:
Is there a way to predict or test ad approval likelihood before submitting creatives?
I’m seeing a pattern where some ads get approved and others get rejected, even though they’re literally promoting the same exact offer.
A bit of context
• Offer: Real estate funding (coaching / service)
• Price point: $7,000
• Client: A genuinely good guy in his late 50s / early 60s
• Has helped multiple people secure six figures in funding
• Has also helped them structure and close real deals
• Now trying to scale this online for the first time
This isn’t a scammy guru situation. This guy has real results and real integrity - which makes it even more stressful because I really want to do right by him.

What we’ve tested so far
• Total spend: $333
• Daily budget: $50/day
• Started with 15 unique creatives
• Cut down to 7, then 4, mainly due to repeated rejections
Current results:
• 2.3k impressions
• $167 CPM
• $6 CPC
• $17 per opt-in
• 3 booked calls
• No sales yet
Why I’m asking
I’m pretty much handling everything on my own for this client right now, and the pressure is real.
I want:
• To get him real results
• To actually get paid. We have a rev share because he was “scammed” by some big webinar guy you guys all know of. Not gonna mention him .
• To reinvest into coaching
• And eventually scale this properly
If anyone here has experience with:
• FB ad compliance (especially financial / funding offers)
• Real estate or credit-based offers
• Creative testing frameworks that reduce rejections
• Or just general direction for someone early in the game
My Questions for the Experts:
1. Creative Compliance: Is there a tool or "pre-flight" method you use to check creative approval likelihood before submitting? Especially for the "Housing" or "Credit" categories?
2. CPM Issues: Are these $167 CPMs normal for the Funding niche, or is Meta penalizing my account due to the high rejection rate?
3. Strategy: For a $7k offer, should I pivot away from a cold VSL to a lead form or a different hook to lower the friction?
I’m doing everything solo and I’m determined to make this work for this client so I can reinvest into professional coaching, hire people , scale to $100/day and further. Any guidance on how to navigate the Special Ad Category restrictions would be life-changing!
