📋 Community Rules — read before you post
The one rule that matters: Don't make this place worse. Everything below is just detail on that. This room exists because the free Facebook groups are full of noise, scams, and confidently-wrong strangers. We're the opposite. Help keep it that way.
The rules:
  1. Be genuinely helpful — or be quiet. Answer from experience, not guesses. "I don't know" is a great answer. "My cousin heard that…" is not.
  2. No scams, no shills, no spam. Don't promote your visa agency, real estate side-hustle, or crypto thing, and don't DM members with pitches. This is instant removal, no warning. If you're a vendor who's genuinely good, that's what the Verified Directory vetting is for — apply the right way.
  3. Don't hand out contacts you haven't personally used. The whole point of this place is verified trust. If you recommend someone, say why and how you know them. Never post a "guy who can do X" you found in another Facebook group. That's how people get scammed.
  4. Respect Thailand and Thai people. We're guests here. Frustration with bureaucracy is fine; disrespect toward the country, its culture, or its people is not. The enemy is bad advice, never the place we're lucky to live in.
  5. No legal, tax, or medical advice as fact. Share your experience, cite official sources, and always say "verify with a professional." Nobody here is your lawyer, accountant, or doctor. (Formal disclaimers are pinned in the relevant categories.)
  6. Keep it in the right room. Visa questions in Visas & Legal, apartment stuff in Housing, and so on. Makes everything findable.
  7. Be kind. Especially to newcomers. Everyone was "just landed" once. No pile-ons, no "just search the forum," no gatekeeping.
  8. Privacy: don't share someone else's info. Don't post members' names, contacts, or private details outside the community. Don't screenshot the room elsewhere. What's said here stays here.
  9. English-first, but bring your language. Keep public posts in English so everyone can help — but we love that we're international. Introduce yourself, wherever you're from.
  10. Report back. Used a contact? Got your visa? Rented a place? Tell us how it went in Wins & Reports. Your feedback is what keeps the directory honest and helps the next person.
What gets you removed:
🚫 Scamming, shilling, or spamming (immediate)
🚫 Repeatedly giving dangerous or wrong info as fact after being corrected
🚫 Harassment, bigotry, or making the room hostile
🚫 Sharing members' private information
We'd rather have 500 people who make this place better than 50,000 who make it Facebook.
A note from Max: I built this because I got burned doing this the hard way, and I didn't want you to. Everyone in here is trying to figure out a life in Thailand — treat them like you'd want to be treated on your first day off the plane. Ask anything. Help where you can. Report back. That's the deal. Welcome. — Max
