1️⃣ Pick an area Choose 1–2 ZIPs or a county to focus on. 2️⃣ Pull parcels from the county assessor Look up vacant land parcels → save APN, owner name, mailing address. 3️⃣ Check tax-delinquent lists Great for motivated sellers. 4️⃣ Skip-trace the owners Use a skip-trace tool to get phone numbers + emails. 5️⃣ Drive for dollars / map scout Identify vacant lots with good access → grab APN → add to list. 6️⃣ Search land sites LandWatch, Zillow (land), Craigslist — sometimes owners use their real info. 7️⃣ Start outreach Direct mail → call → text → repeat.
