You've found the homes your buyer wants to see... now what?! In this new lesson, I'm walking you through my actual process for planning and preparing for a buyer showing tour. And we're covering a LOT! ✅ Searching the MLS without accidentally eliminating great properties ✅ Organizing your showings and planning an efficient route ✅ Scheduling appointments and keeping track of confirmations ✅ Understanding showing instructions, lockboxes, and property access ✅ Staying safe while showing homes ✅ Helping buyers narrow down their favorites using my 1–10 rating system And yes, I'm sharing my actual showing-request text template that I've used for years! (With a version you can customize for your own business.) 📋 There's also a downloadable worksheet so you can practice everything we're covering. Here's your assignment: Create a pretend buyer, find some properties, and practice putting together a showing tour. You don't need to have an actual buyer to start learning how to work with one! Fair warning... this is another LONG lesson. 😂 But after 28 years in real estate, I've learned that it's often the little things that make the biggest difference in how confidently you serve your clients. I've just added another deep-dive training to the classroom, and this one's a BIG one! Deep Dive Into CMAs: How to Really Analyze Comparable Properties 🏡 That brings us to 5 videos now available in the classroom, including 3 in-depth training sessions! And when I say deep dive, I mean it. 😂 I walk you through my actual process, because I firmly believe that preparing an accurate CMA deserves more than an hour of your time. I'll die on that hill! There's plenty here to dig into, practice, and start putting to work while I continue adding new lessons and resources. Remember, the goal isn't just to watch videos.
