Looking Forward: The Truth About Doing Deals
You need to surround yourself with things that work in this business of wholesaling real estate. As a beginner moving into experienced moving into expert you have TONS OF OPTIONS on what’s working……so let you tell you what’s not working from my perspective. ❌-Cold Calling Is Not Working (Cold Leads Need Warming Up and Vetting First In Order to Make An Offer) ❌-Direct Mail (For Experienced And Expensive) ❌-VA Services (Monthly Fee and Expensive) ❌-Skip Tracing Leads (Old, Outdated, Expensive, Resold from a lot of resources we all use like propstream, BatchLeads, LeadFlow, Propwire). What’s Working Right Now 2025-2026: ✅-Pay Per Leads (Google Ads) ✅-Pay Per Leads (Facebook Ads) But we know these can get expensive and the ROI is $1000 for 10 leads in return. Well, here’s what I been up to with the understanding of PPL….. As a beginner I learned right away that nobody was utilizing reverse wholesaling; finding the buyer first then bringing them what they want. That made me act on only connecting with buyers, thinking 🤔 this was a good strategy I thought okay so let’s get rid of all these JV contracts floating around the industry. Only to see they’re overpriced and underpaid. Mind you most of them were daisy chains with verbal only agreements. Then it shaped my focused even more to keep building a buyers list no matter what state and BUILD THOSE RELATIONSHIPS. From 2021-2025 present I’ve watch a lot buyers shift focus and I had to add more buyers, learning in the process to keep adding buyers and changing with the times as I go to keep the flow going…..now I work with revolving buyers every month. Here where it gets good……now I’m focused on this PPL that is offering huge results for people, honest people who are sharing their journey…….. Now that I’m adding buyers every Tuesday to my list in various states……I started networking with offline private PPL companies who get results but are not widely known. And here’s the BONUS, I’m making connections with them to make it possible to get affordable rates for the everyday person who works full time, part-time, college student or self employed.
