Lead Gen Sites For Sale?
Quick question regarding FLIPPING / SELLING your websites. We've been working on something new: Xagio Marketplace, a place where you can list your websites for sale, get exposure to potential buyers, and only pay a commission if your site sells. Before we launch, we'd love to know how interested you are in something like this. Two quick things: 1. In the poll below: Which option best describes your interest in selling sites? 2. In the comments: If you've sold websites before, where did you sell them? Thanks all!

WELCOME TO THIS COMMUNITY
I built this community because I have too much experience and too many systems spread across too many places. Facebook groups are noisy. YouTube buries the lessons in algorithms. Email is one way communication. Most platforms are distraction engines, not learning environments. After more than a decade of doing the work, teaching the work, and building software to automate the work, it made sense to put everything in one place. A place where you can learn, execute, and build without fighting through clutter. This space exists so you can take what I learned the hard way and use it the smart way. WHO I AM I started as a guitarist in a band. Then I learned SEO at night until it paid more than my job. I built an agency and burned out. Rank and Rent gave me control and turned skill into assets. In 2015 I wrote the Rank and Rent Guide and proved the model with PoolResurfacingPhoenix.com. That was the catalyst for everything. I built Project Supremacy for myself, then launched PSv2, then PSv3, then Xagio. For eight years I shipped software to remove bottlenecks. In 2023 I exited the partnership, rebuilt on my own terms, and moved into AI development. Now my tools do what I used to do by hand. I am still building. That is the point. For my full timeline, you can go to the About Herc post. WHAT YOU CAN EXPECT HERE Three things. Nothing extra. Learn You will learn the methods, the mental models, and the way I think. How I find niches. How I build sites. How I rank them. How I rent them. How I turn it into revenue. If all you do is absorb, you will still be better off. Execute This is where the tools matter. KillerEMD to find. Agent X to build. LinkSheets to rank. RingRobin to rent and monetize. These exist because doing it manually slowed me down. You can use them or not, but they are here if you want to move faster. Build in the Trenches Share what you are doing. Wins, losses, sticking points, direction changes. I can help, direct, correct, or encourage. I will not do it for you. I respect people who are moving, even if they are moving imperfectly.

Introduce Yourself!
Would be awesome to hear about you! Tell me what you specialize in, what you are working on, what you hope to learn! Anything really. Just introduce yourself to me and the community!
I checked 21 towns. The "loads of local businesses have broken sites" thing is wrong.
Everyone selling websites to local businesses says the same thing: loads of them have broken sites. I spent a while actually checking, and the number is not what people claim. Across 21 UK towns, 30 businesses publish a web address that doesn't resolve at all. Long run that's about 1.7%. Nowhere near the "half the town needs a new site" line you see thrown around. Last full re-check was 8 September. But in my own runs, roughly one in five had no website whatsoever. Different thing entirely, and a much bigger opening than the broken-site angle. So when you're picking a niche and a location, "their site is broken" is mostly a myth and "they haven't got one at all" is about one in five. That's the difference between a patch worth building into and one that isn't. Two things that caught me out early. A domain that fails on the bare version often still works on www, and the other way round. Check both or you'll write off someone whose site is completely fine. Always put a known-live domain in the same batch. I had a run come back telling me 14 domains were dead, and the control was dead too, which meant my own DNS was broken rather than their sites. Without that control I'd have acted on 14 businesses with nothing wrong with them. Happy to go into the method if it's useful to anyone.

Handshake and DataAnnotation, Snorkel
I wanted to share a quick perspective on something that has drastically shifted my income over the last few months. Like a lot of people here, I’m always keeping an eye out for tech adjacent side income, but I stumbled into the AI data annotation space and the numbers have been honestly eye opening. I’ve been actively working across a few platforms specifically DataAnnotation, Snorkel, and Handshake. Coming into it, I was skeptical. We’ve all seen the low tier micro task sites that pay pennies. But because these specific platforms are training LLMs on complex reasoning, coding, and high level writing, the hourly rates for US-based freelancers are surprisingly substantial. The best part isn't just the money, though, it’s the absolute autonomy. I log on whenever I feel like it, work straight from my laptop, and pick the projects that actually interest me. Seeing how much corporations are pouring into AI development right now, it makes complete sense why they are paying a premium for quality human evaluation. It takes a lot of focus and sharp critical thinking to pass the initial assessments and keep getting high paying tasks, but the financial payoff has made it completely worth it. It’s wild to me that more people in the tech community aren't leveraging this right now. Curious if anyone else here is actively doing LLM training or prompt engineering evaluation? I'd love to compare notes on project availability, or fill in anyone who is trying to figure out how to break into the higher tier platforms.
