AI TRAINING OF THE DAY HeyGen for Beginners
Today I am sharing a really good starting point for anyone who wants to create AI video but has not spent much time inside HeyGen yet. This tutorial walks through creating your first AI avatar video, using HeyGen AI Studio, cloning yourself to create a Digital Twin, and creating additional AI characters. The reason I think this is useful for loan officers is that you do not have to choose between making video content and spending your entire day recording video. Once you understand how the system works, you can use AI video for some of the educational and repetitive content while still using real video when your personality and personal connection matter most. Here are a few ways I would use this in the mortgage business. 1. Borrower Education Create short videos explaining things you answer all the time, such as seller concessions, VA financing, FHA basics, credit preparation, the preapproval process, or what happens after going under contract. 2. Realtor Co Marketing Create a video for an open house, listing, builder community, or financing strategy that your Realtor partner can share with their audience. 3. Build a Weekly Video Series Create a consistent educational series where your Digital Twin handles some of the production instead of you having to sit down and record every single video from scratch. 4. Repurpose Approved Content Take an educational message you have already created and turn it into additional video content, or create another language version when appropriate. The important part is that AI video does not remove your responsibility to review what gets published. If the video includes mortgage programs, payments, rates, product details, disclosures, or other financial claims, verify everything before it goes out. TRY THIS TODAY Pick one question borrowers ask you all the time. Write a simple 30 to 45 second answer, put it into HeyGen, and create your first avatar video. Do not worry about making it perfect. The goal today is simply to learn the workflow from script to finished video.
AI TRAINING OF THE DAY Create Better Mortgage Marketing With Claude Design
Today’s training is a beginner friendly walkthrough of Claude Design from Jeff Su. What I like about this one is that it is not just another video about asking AI to make a pretty slide. Jeff shows how to give Claude actual design rules so your presentations and marketing assets stay consistent instead of looking completely different every time you create something. He walks through using a DESIGN.md file as the rulebook for the design, then refining the results and turning that system into reusable templates. Here are a few ways I would use this in the mortgage and real estate business. 1. Realtor Co Marketing Create a polished presentation or one page marketing piece for an open house, builder community, listing strategy, or financing option. 2. Mortgage Education Turn topics like seller concessions, 2 1 buydowns, VA financing, first time buyer preparation, or the mortgage process into visual carousels, one pagers, or presentation slides. 3. Realtor and Homebuyer Presentations Build a reusable presentation style for Realtor meetings, lunch and learns, homebuyer seminars, builder presentations, or referral partner workshops. 4. Create a Real Brand System Give Claude your approved colors, fonts, logo rules, spacing, tone, and examples so it can work from a consistent visual system instead of reinventing your brand every time. The part I really want you to pay attention to is the system behind the design. A basic AI request is: Make me a mortgage flyer. A much better workflow is: Here are my brand rules, audience, message, approved examples, required disclosures, and what this piece needs to accomplish. Create the first version for me to review. That is a completely different way of working with AI. TRY THIS TODAY Take one mortgage topic you explain every week and ask Claude Design to turn it into a one page educational piece using your approved branding. Start with something simple such as seller concessions, the preapproval process, or the difference between prequalification and preapproval.

AI TRAINING OF THE DAY Building Real AI Automations With n8n
Today’s training takes us another step beyond simply asking AI to do something. This is a live n8n training where the creator of n8n’s MCP implementation builds three actual automation systems from scratch. If you have never used n8n before, do not let MCP scare you. The important part is understanding what is happening. Instead of manually opening different programs, copying information from one place to another, sending yourself reminders, or repeating the same process every time something happens, you can create a workflow that handles those steps for you. The first part of this training is the section I especially want you to watch. He creates a workflow where information comes in through a form, gets stored, and automatically triggers an email notification. Sound familiar? That is extremely close to the type of lead intake automation that a mortgage loan officer could use. Here are a few ways I would apply what he teaches to our business. 1. New Lead Intake Imagine a Realtor sends you a new lead. That information gets entered into a simple form, automatically added to your lead database, and immediately triggers an internal notification so you know exactly who referred the customer and what needs to happen next. 2. Realtor Marketing Content The second workflow starts introducing AI into the process. You could use the same concept to create Realtor outreach, social media content, open house marketing, borrower education, or newsletter ideas. The key is that AI handles the creative portion while the predictable parts of the workflow remain automated. 3. Human Review Before Anything Goes Out This is extremely important for our industry. Just because AI can create something does not mean it should automatically publish it or send it to a customer. Build the workflow so AI does the work, then you review and approve anything involving mortgage information, marketing claims, customer communication, or financial information. 4. Start Automations From Your Phone

Realtor - Working together without kickbacks & fees
Jumping back into the mortgage business, my friend is a realtor. I'd like to setup a method to co-promote her listings along side my mortgage services and products. Currently she has a vacant lot within a non-HOA, non-leased land in an community area of primarily leased lots. I need to develop a system for her and other realtors, as well as, service providers since its difficult to find responsible help with property projects, if they return calls at all. AI Advantage may be my way forward...
AI TRAINING OF THE DAY A Complete Tour of the New ChatGPT
Today’s training is a really good one if you use ChatGPT but still feel like most of what you do with it is opening a chat, typing a question, getting an answer, and moving on. Matt Wolfe walks through the current ChatGPT app and shows how much more you can actually do with it. He covers connected apps, scheduled tasks, Projects, ChatGPT Work, Codex, research, prompting, building a personal assistant, teaching ChatGPT how you communicate, and several examples of using it to complete real work. You do not need to use every feature in this video. What I want you to pay attention to is how he moves from asking ChatGPT individual questions to building systems that already have context and can handle recurring work. Here are four ways I would apply this to the mortgage business. 1. Build a Daily Mortgage Command Center Create a Project or Work workspace with your approved business information and have ChatGPT prepare a morning report showing appointments, follow up, important emails, active priorities, and anything that needs your attention. 2. Create a Realtor Prospecting Assistant Give it your prospecting strategy, examples of outreach you like, the types of agents you want to work with, and your marketing ideas. Then use it to research opportunities and help you prepare personalized outreach instead of sending generic emails. 3. Build a Follow Up System Use approved lead information to identify people who need follow up, then have ChatGPT help you prepare the right message based on where that person is in the process. That could be an old lead, a preapproved buyer who has gone quiet, a Realtor you have not spoken with recently, or someone who needs another conversation before moving forward. 4. Create Your Marketing Workspace Give ChatGPT examples of your newsletters, social posts, videos, Realtor emails, presentations, and educational content. Instead of explaining your voice and business every time, create a workspace that already understands how you communicate and what you are trying to accomplish.
