What would you say first?
You finally have a tired landlord on the phone. He picked up. He is listening. Comment your opening line, word for word. Exactly what would come out of your mouth. I will pick a bunch of them and show you what I would keep and what I would cut. No wrong answers, but there are expensive ones.

@Zachary Walker I like to say “catch me up to speed” before I ask anything and let them talk. I ask the mortgage question to know where they’re at and if they will carry a seller financed loan. You can use Propwire.com for free to get a good idea on whether they have a loan on the property. I would ask them where they’re investing their money today? A guy yesterday told me he is only interested in farmland anymore. The last question is good, “are you still buying apartments and houses or have you started focusing only on X?”

Usually in the second conversation I’ll present them an offer that makes sense for both parties. The first conversation is mainly listening so you can understand how to properly structure the deal.
One move this week
Comment the single action you are taking before next Saturday. Send 20 letters. Call one landlord. Walk one property. Ask one seller what they would do with the money. Write your screening criteria. One action, one comment. Next weekend I will come back to this thread and check on every single one of you. That is the deal.

@Jon Crisp some banks are weird about assumptions but having a performing loan when it’s not performing is great for them. Foreclosure costs them money and if they know they will have to foreclose soon they might be more likely to make an exception for you!
What to say in the first sixty seconds
I have never once opened with the words seller financing. Openers like that end calls. I ask about the property. I ask if there is a mortgage left on it. I ask what they would do with the money. Three questions, all about them, none about me. The goal of call one is not a deal. The goal of call one is call two. You are not a wholesaler blasting a list. You are a person who wants to own their building and keep paying them for it. Sound like that person. The Start Here course walks the whole conversation, word for word.

Who owns the building you always notice?
You know the one. The worn fourplex by the park. The duplex with the sagging porch you pass on the way to work. Describe it in the comments. No address needed, just the building and your town.
