Grade 2 listed house
Evening all, we’re at the early stages of considering buying a grade 2 listed property to live in. So my question is would this be a ridiculous thing to do?! We’re not heritage enthusiasts and know nothing about listed buildings. How would we ascertain the remit of the grade 2 listing status? Does anyone have any experience with them, good and/or bad, any any nuggets of information that we should be considering please? Thank you in advance.

Hi Michelle, listed properties can be amazing characterful places to live but there are caveats! Be aware that any listing applies to the whole property even though it might only be, say, the chimney that is noted in the listing. Go on the Heritage England website to search for the property and see what is described in the listing. Also, anything AT ALL you want to alter or refurbish on a listed building will need planning permission and consultation with the local conservation officer. It’s pot luck whether you get a good one or not! Most importantly, when purchasing, is to very thoroughly check that any previous work done had the necessary permission. If not , you could, as the current owner, be fined for non-compliance and be liable for corrective work. I hope this doesn’t put you off but steers you in the right direction direction.
