Hey all, looking for feedback on my VA’s numbers so far month to date. I have 1 VA calling 40 hours a week on a single line dialer. Out of the 8 leads generated so far none are really panning out to be anything. Also 8 leads for 9k dials seems low…maybe not. Any feedback would be appreciated!

@David Dodge but you cant do this when doing a mass cold call campaign correct? Nor can you have your VA’s leave personal voicemails each time right? Is this something you do only once you have a warm lead, and just dont leave voicemails for cold calls?
I have a lead who when I called his son answered, telling me his father, the home owner, died last August. He says him and his siblings have no idea what is going on with the house, they don’t even know if it’s been foreclosed on or anything. I called the County Clerks Office, and they said a offer was made yesterday on the property and it is currently in the upset bid stage. They said they can’t give me any other information at this time and the only way to find out more is to go in person. Any advice on how to proceed?

@David Dodge is it not too late to wholesale it since it seems to have gone to auction? Do the owner’s children have any recourse at this point? I’m just not familiar with the process on foreclosures at all

I am debating trying to get a 4-family that just was listed on MLS near me However it's decently pricey and it's listed at $550,000. It needs significant renovation but it's in a pretty desirable area. It's currently renting out for 3 units for $735 and one unit for $800. (Which are WAY below what market rents are going for) - Without renovation it could probably rent each unit for about $1,200 a month - Average rents are going for $1,820 a month for 2br units (which all these 4 units are 2br) - I'd need to take out a HELOC or Home Equity Loan in order to make this work to afford the down payment. - It also says that their Total operating expenses are $16,500 a year which seems very high. - I think this could be a great investment, however unsure because it needs updating and initial price is high... However it's not bad priced for that area. - It's not exactly the BRRR method so maybe it's not a good idea to pursue. Anyone have any suggestions?

Hey all, question on following up with leads. When cold calling if a lead says they are not looking to sell now, but would like you to call back in “3 weeks” “1 month” etc… should I just do as they wish, or have a follow up be more aggressive such as weekly? Getting most of these responses on a pre foreclosure list FYI. Thanks!

I got my first retail MLS Listing live of Friday of this week. As a brand new agent I have to say that it’s quite a bit of work getting everything entered into the MLS, getting all the agreements and disclosures signed, getting photos, and dealing with all the agents. But it’s all going to be worth it when you add up the $/hour for those tasks once it sells and you get paid a commission. The listing went live Friday evening for 199.9K I had issues with the Supra box but got that fixed Saturday morning. Yesterday we had 3 showings and I plan to have 2-3 more today. This listing is my late mother-in-law’s condo. She passed away about 5 months ago and my wife and her brothers were finally ready to get it listed and sold. Just in time for me being licensed (3-4 weeks ago) Takeaway: Don’t discount your friends & family when it comes to real estate investing and listings. Everyone has to live somewhere and/or has housing needs at some point in their lives. Be the person that helps them when that time comes 💪🏽💪🏽

Hi everyone, I am an investor and broker in Charlotte, NC focused on growing my portfolio. My full-time job is in the tech industry. I currently own 3 properties as long-term rentals and have a goal to reach 100 doors by 30 years old (just turned 25 recently). Short term goal is to have another property by July. For marketing, I recently decided to test out having VA's cold call for me and have been at it for a couple weeks with no deals yet, but am being persistent. I look forward to networking with everyone in here and learning more tips and tricks to continue to build wealth together!

@David Dodge using Mojo dialer, OpenPhone, and just set up Podio for managing leads, was doing it before in Mojo/excel but wasn’t the best process. I found my VA on Facebook directly, she is located in the Philippines

@Marjorie Sulaiman I actually did make the switch to batch dialer last week! I like it a lot better and it’s actually cheaper than Mojo
How often would you redial a list before pulling a new one? 🤙🏼

I am in talks with a seller that is looking to sell a property that had some fire damage that wasn’t covered by his insurance. He started on the renovation but says he needs to sell since he is out of money. Video attached shows current condition of the home. It is set up to be 3bd 1bth 1000 sqft. I could use some help on knowing if there if enough margin in the deal to make money on this as a BRRR or Flip. Property is in NC. I know rehab costs are pretty locally dependent but just looking for a general idea from the group! Purchase price: $65k Comps in area: $130k - $180k Market rents: $1100 - $1300. Near college so could potentially rent by room as well. Rehab: ? $50k? More, less?
