Question
I have a question! Does the 1st time homebuyer loan qualify to help start a STR? If not, what are some other ways to help besides Cohosting or finding investors without having them take too much equity out of our property we find? My wife and I found a great property in the Marshall area that has all the meat and bones, but needs the skin, hair, and nails!

Hey Hunter - first-time homebuyer programs are generally intended for primary residences, so I’m not sure that would be the best fit if the plan is to use the property as an STR. Here are some loan programs that you would have available: - Investment purpose: as low as 15% down and works well for STRs - Second-home loan: potentially as low as 10% down if the property and intended use qualify - Renovation financing: if the property needs some work, we can also look at financing based on the property’s projected after repair value (ARV). Depending on experience, this can reduce cash requirement down to around 5–10% while also financing the renovations. I'd be happy to chat through your scenario some more if you have questions!
