I got one. 2704 Hamilton Ave, Baltimore, MD 21214. It’s a code violation lead that’s been on the market for about two weeks. I know you said to target properties sitting 90+ days, so this one doesn’t meet that part of the criteria yet, but I decided to take action on it anyway. I just called the realtor. He didn’t answer at first, but he called me right back, and we set up a showing for Sunday at 10:00 AM. So I’ll be able to get inside, see the actual condition, and go from there. Wanted to bring this one back to the community and see what you think.

I actually already pulled the full violation notice when I found the property, so I went back through all five pages after reading your response. It’s 2704 Hamilton Ave, Notice #2662518A-1, issued 6/10/26. The City determined the property was unfit for human habitation, and the specific condition listed was the rear door being open to casual entry. The order required the openings to be secured, trash/debris/high grass and weeds removed, and ultimately says to rehabilitate or raze the building. An occupancy permit is also required before it can be occupied. I also noticed something in the rest of the notice that makes your point about the City’s clock make even more sense. It says the work has to be inspected and approved before the notice is abated, and if the owner doesn’t comply, the City can perform required work or potentially demolish/remove the building, with the costs becoming a lien against the property. So before Sunday, my next move is finding out whether 2662518A-1 is still open or has already been abated. Then at the Sunday 10 AM showing, I’m going to document everything you mentioned and specifically look at the conditions connected to this notice. Appreciate you pointing me in that direction. I see now why this lead can still make sense even though it’s only been on market about two weeks. The days on market weren’t the pressure point. The violation may be.
