Closed on #5 in TN. Worked with Turnkey Investments. Always a worrisome experience paying money for a house you never seen. But getting smoother. House appraised $500 over asking. It isn’t mich but I’ll take it. Thanks Brian for the guidance. Hoping for #6 by the end of the year.

Thanks Brian. It's so uncomfortable, but I'm doing it anyway. I didn't think anyone was paying attention until I made a post wearing something controversial....wow. I'm going to eventually look into actual strategies for building a social media following, but for now I'm just posting daily thoughts and updates on our business plan.

Developing a business plan and financial projection for a CA RCFE. Don’t love my initial projection. Need to dial in labor costs and financing costs to make sure the juice is worth the squeeze otherwise I’m getting back on track with out-of-state BRRRRs.

@Brian Waters my wife is getting her administrator license soon. Then we have to purchase the property, rehab it, pass fire and state licensing, hire staff and then fill the rooms. Before we do any of that I need to do more market research and cost analysis to make sure it’s worth all this effort and risk. Meeting with our RCFE mentor today to review my projection. I may reach out to you to help me with a BRRRR projection also based on 3-4 BRRRRs to compare.
