Here’s a quick breakdown based on the North East 🏡💰 💷 Turn-key Buy-to-Let (using a mortgage): around £30,000+ 💷 Buy, Refurbish, Refinance (using bridging): around £50,000+ 💷 Buy, Refurbish, Refinance (cash purchase): around £100,000+ On a BRR deal, you’ll typically leave £20–25k invested in the property after the refinance. So if you have access to borrow private funds — or work with an investor — your personal cash requirement could be much lower. 👍 Property investment doesn’t need to be out of reach — it just needs the right structure and plan.
