@Josh Schoenly , when a Cash Buyer says they’re interested in the on-market property I called about, what do you do next? If they say, “Just email it to me,” do you send the standard MLS sheet, or do you send something else?
Hi @Josh Schoenly — I’m finally able to post. Skool had me locked until I hit the engagement requirement. I currently have ~5 expired listings that agreed to receive a cash offer, and I need clarity on a few points: 1. Based on the training, is the target really 3–5 cash offers per day? 2. I’ve seen your LOOM examples, but those seem to be after multiple conversations with Prospects you seem to have rapport with. Do you have examples of initial 60-second videos for Prospects where there’s little to no rapport? 3. After sending the 60-second video: How long do you wait before following up? Do you text to let them know you emailed? At what point do you pivot the conversation toward a listing? Also, anyone else who’s actively doing this—feel free to share what’s working for you and your experience with this process.
I finished up my deck of FSBO cards by making 15 first-time contacts via text and email and got 3 "Yes" responses. I followed up with another FSBO who ghosted me last week and got a response with the additional information I requested. 🎉 Admittedly, I should have finished this deck last week, but better late than never. 😉
