Hi Jim I'm more than happy to share my experiences with you and the group. I have bought many leads, and spent around £3,000 over six months. I used Unbiased, Giving Mortgages, Bark an some others. You are definitely looking at conversion rates of 10% or less, to be honest they are just scrappy and shite.. I really wouldn't go that route again. The lead companies are sending rubbish and surprised that the FCA allow this for professional brokers to spend time with their activity as a sales broker. The customers don't care and just use you and never call you back or chase you for any thing. Plus their details have been sent to other brokers. They don't answer their phones, emails, WhatsApp, even though they have read your message and inquired. In some ways, I thought this would be a good fix to generate more income of £800 per week, but you have to invest £625 each week to get this, and as we all know with mortgages, the money doesn't fall into your bank for 3-4 months. This is why Im keen and eager to understand the social media aspect of sales and prospecting and if I had given @Dan Reddish the £3,000 investment, what different outcome would I received and the volume of work that would have generated against my time and investment. Calling all these people and chasing does take time. I use to buy 25 leads a week. 5 a day, if you were fortunate to get them to answer their phone, I would take them through the fact find then. So that's time again spent. I have roughly 70 clients in my pipeline that are just going nowhere, I use to call them nearly every day, but just got fed up of chasing. I have 17 that I have now in my call diary and 10 waiting to receive documents. Its crazy, and only 3 out of all those have reached out to me from my first phone call. I think with social media marketing, this does free up your time and works for you in the background and your message campaigns target far more people, than I could possible call.
