This call was for the broker crowd specifically, the people sourcing and positioning deals without deploying their own capital yet. Watch the recap here. What came through clearly is that the broker role is not “entry-level.” It is a credibility role. You are borrowing trust before you have capital, and that trust either compounds or erodes based on how you operate. If you’re using the broker position to learn how deals actually move—and not just to stay busy—you’re using it correctly.

1st Position Note - Manufactured Homes
Pleasure to meet everyone here and looking forward to learning more from everyone! My name is Ryan, and my business partner and I specialize in wholesaling, flipping, and seller financing mobile homes. I am just curious, what returns would someone be looking for to purchase a 1st position manufactured home note? Let me know if you have any questions!

I came from that space and I’m probably more hesitant now because of it. If it’s on private land it’s more promising, for me it’s more about the risks of the park it exists in and what happens if the borrower defaults. On private land, it can be handled like a typical foreclosure/eviction but in a park you have the park to manage as well. For me, I suppose I would have to be with a really trusted operator who can deliver 12%+ returns for a longer hold or if it’s funding a flip, I get min $1.5kmonth on average that the deal is held

Introduction from me
Hey all, I’ve been in the notes space a few years now and made the move from mobile home parks over to this industry because it is much less chaotic. I actually jumped into npls in second position and now I’ve done some note creation as well. Recently, I’ve gotten my MLO license and I’m working to build a loan brokerage in Florida with seasoned vet in the industry. Our focus will be working with non-QM loans (those loans that fall outside of Fannie and Freddie but still usually more favorable than true private money deals) as well as DSCR loans. I also run a facial spa with my wife in South Miami so if you’re down here and need a facial, we got you covered!
