Today I took the initiative to implement business credit. I hope it works. I used Plastiq for my Business Visa & Melio for the American Express. I am trying to leverage the credit and hold on to my cash. Convincing my wife was tough but she is on board. Although we are partners, sometimes other people do not share your same vision. I go to closing Thursday morning; I will let you know how it went on Thursday evening. Peace.

I’m selling my primary residence as we speak via subject 2 and planning to do a 1031 exchange to buy a better investment property. My question is how many days do I have to execute the exchange. I’ve been all over the IRS fact page and it seems unclear to me do I have 45 days to find good potential properties but 180 days to close on the actual new investment? Of course I will see a attorney once I actually get closer to the house being sold. Thanks in advance

Good morning, Here is an update from today's closing. It went well. It lasted less than an hour. The Plastiq payment was an ACH not a wire; therefore, it will take a few days to post. I have to wire them the difference. I showed them the Plastiq receipt and they were fine with it. The Melio payment (Amex) did not go through. They emailed me and said they do not send money for closings. That really screwed me up bc I now have to tap into my cash. Damn, that hurts. I was trying to use OPM (Other People’s Money). Now, I have to go through Philly’s Licensing & Inspection process to find a tenant. Peace.

What up, Good People: I received a phone call from my Property Manager (PM) who informed me that my tenant, who has not paid me her rent since December 2022 has $1K for me right now. My PM went to pick it up Sunday evening before she spends it or something else happens. My tenant was scheduled to give me $1,900 Friday but Friday came and went and I did not hear from her. I learned from my Property Manager that her car was impounded Friday so she couldn’t give me the whole amount. However, I will accept the $1K w/ a smile. It is better than nothing. She now owes me $6,600 in back rent. I have been truly patient throughout this whole ordeal and will continue to be patient. Two things are happening simultaneously; I do have a Warrant of Removal but I am trying to retrieve the rest of my money before I evict her, and she will get assistance from a rental assistance special program. I am waiting on that. This property cash flows $500 a month and I have missed having my tenant pay down the mortgage. Since December, I have been paying three mortgages. Real estate is tough but it can be very rewarding. The moral of the story is don’t quit, hang in there, and good things will happen. At least this month I do not have to pay the mortgage on that property; she is covering it. Peace.

@David Dodge I do not know but I will find out. We have been helping her get some type of rental assistance. It is clear she cannot afford the apartment. I want her out so I can raise the rent and get another reliable tenant in there.

@Lynne Lambert Remember to find the ARV first, and do your due diligence. Do not buy off of emotions; work your numbers and make it count. Find his pain point and start with a low ball offer and anchoring the buyer in. Good luck. You can do this.

My grandson graduated from HS yesterday! Big weekend now to celebrate this milestone. I’ll find some time to devote to keeping up with Real Estate Skool. Florida is nice, but….not Hawaii. And I’m keeping my feet on the ground @David Dodge lol

Tampa Bay resident just 15 mins east of downtown. Starting my business back up after putting it on hold to focus on family. Actively looking for local buyers, flippers, and folks to JV with. I'm a marketing "guru", that works for a Fortune 20 managing very large Google ads budgets nationally (PPC). Very technical and am currently building my automations/tech stack to work leads+ pre qualify them to help with quality in the funnel. Look forward to learning & working with everyone!

He bought the Appartment complex next door from my job and called in one day and I found out he was the owner and was intrigued because he was doing exactly what me and my wife want to be doing full time. Hey, Dan: I am conducting my research in Milwaukee; when I whole virtually, first, I always analyze the zip codes to see where the cash buyers are buying. Milwaukee has at least 30 zip codes. I will be in touch.

@Dan Grimm I use PropStream for many things: Check the market, look at details for properties, find hot markets and neighborhoods, find cash buyers, find owner of properties, skip trace properties, send post cards, D4$, comp properties, find link properties, etc. PropStream is very valuable.

We are refinancing 6 rentals and so naturally the lender had them re-appraised. We bought them in 2021 for an average price of 91K per property. The current appriasals came in at an average of $165K per property. Over 2 years that is an increase of $74,000 per property. WOW! Assuming we could sell them at the appraised value that would be a BIG WIN of over $400K gross profit. But the tax man wants a BIG piece of that. So instead we can refinance them up to 80% and pull out close to 250K. (we are not pulling that much out but we could) . The crazy thing about that $250K that we could pull out...it is not income...so you're not paying income taxes on it. #RefiTillYouDie

Greetings, Good People: The Philly market is tough. I had a third buyer back out on me once the contract was signed. Additionally, I dropped the price today from $245K to $240K. I refuse to drop it any lower. The original price was $255K. I told my realtor that if it does not sell by the end of this month, I will be cash flowing w/ another rental property.

@Robert Kvalheim Roger that. The problem is we are not getting that far. The buyer signed the contract then ghosted her agent the next day before she placed a deposit. My agent is reaching outvote her agent and she is not responding.
