@Rob Rolston Yea, it was sold completely different to what has been delivered. I didn't want to go with the big players so opted for someone I thought I could trust and who I had a mutual connection with. The mentorship was supposed to be £2.5k plus VAT I think. However I paid half and the rest was supposed to be once a deal was completed etc. This was supposed to keep them interested but it didn't. If I had the money back I would have invested it into your Birthday offer, that's for sure! Oh well, we live and learn

@Rob Rolston It's so hard because the industry is full of so much noise. I purposely stayed away from the big players to try and find someone I aligned with etc and I thought I found it. To be fair I am still part of the group but I really need to challenge them more. The big groups can always shout loudest about their success stories and they can leave the rest behind. I am lucky it was only £1200 as others have been stung for far, far more than I have. Hence my passion to help at least one person a year in the hope we can all share the wealth. I can see something happening soon with all the big orgs because people are finally speaking up about how crooked the industry can be. Groups like these are fantastic and provide such great content and help, which is all you can ask for. I do think there is a time and a place for a mentor etc, just you really need to pick wisely and make sure you get what you pay for, also hold the trainer accountable, which I thought I did by not paying the full fee, maybe I need to keep challenging.

I wanted an introduction to a local business person. Someone I’d researched, knew they had a successful business, hardcore growth phase but … didn’t appear to be in property. 😮 So… I sent a connection request. AND, had a few friends do the same. 🧠 I got accepted and so did another. What I did next was, Nothing. 🛑 I had my friend reach out to them by DM and pitch me instead. Cold outreach is a hard sell when you’re selling yourself, so get someone else to do it. - they got their phone number, ok’d a call from me - I’m just off the phone now, have a meeting next week and they have 200k in equity they are looking to release and have been talking about property for months but been too busy to start 💁🏻‍♂️ Action people, small steps but movement is movement!

@Rob Rolston our closest networking events are about 45 mins to an hr away. However we were thinking of who our target investors are and they are more than likely going to be from the outskirts of London which would be a 2hr drive. We do need to go to the local events for sure

@Rob Rolston Small business owners, finance/law/medical professionals with a decent amount of money sat in the bank. Those that are busy and maybe just looking for strong returns initially, don't really want to be landlords, but do have one eye on growing a portfolio one day. We think that Investors who would be interested in the southern market would be based around Surrey, Berkshire, North Hampshire etc. I suppose, some of our issues are actually finding clarity on what we want to do and offer, as our market is expensive. We are targeting FLIPs because sometimes the rental may not stack for BRRR, due to entry price and refinace etc, however as an SA it maybe a different story. I think the lack of investor interaction does not help, the more we speak to people who would be interested in Dorset the more we can niche down what we do.

Great video full of really good hints and tips when speaking to potential investors. I love the fact of listening and trying to encourage them to speak about their problems and what they are after.
