I’m filling out the contract on XLeads but I’m getting an error message when saving the document. Any reason why?

So most people use Xleads & pull list to call to market to. But if you look it’s also a market place to post your off market deals. I do a lot of JV so I searched the deals that were available in my market ( PHILLY, PA ). The Xleads user who had the deal locked up couldn’t find a buyer so I asked if I could be of assistance. At first he wasn’t interested. But then came back a couple days later realizing he wasn’t able to sell the deal as easy as he thought. Then he gave me a chance!! I was able to partner up with another wholesaler who brought a buyer to the deal. Long story short, deal closed and we got to the finish line 🏁. And I have a new JV partner who will bring any deals here to me first.

Hey Guys, I’m not sure if this is weird but I just put an offer on 4 foreclosed properties. I need proof of funds and emd of $2k per offer. I don’t have the proof of funds nor the emd. Any suggestions? Help!

I want to encourage ppl here. I want to thank God for helping me. I work two jobs so I don’t have as much time as I would like to do the wholesaling. I felt like I’ve been stuck from month not getting anywhere. And I was driving and I saw a for FSBO sign i called no answer for like two days. I called again no answer left a text and a VM. He called me the following day. He said he wanted 86k for this property and with how small it was and needs almost a full gut it’s not going to work at that price. Due to Arv maybe 128k but this property had a big enough lot to split it up to make another lot. I knew that lot was worth 40k so contracted a builder and he said he would take it for 75k with the house and I got it under contract for 70k.
