WHAT IM LOOKING TO ACCOMPLISH💪
I am bird dogging right now to build up my experience with RV Parks so that me and my team can actually take down our own after maybe 3 deals. I also bird dog SFR in the Atlanta market as well. For RV Parks, our buyers are looking for parks in the sunbelt states, 30+ pads, with nice amentities, expandable space, minimum NOI of 250K, and prefer to purchase through creative finance. Strange NDA🤔
Hey everyone. So I have a situation I'm wondering about that happened to me today with an NDA. Now I've signed plenty of NDA's, but I've never signed one to where the connectors fee, and the brokers fee are on the NDA for 1-3%. They're wanting me to sign, gauranteeing that they would get that 1-3% at closing. I wrote them back and said i can't sign this because i can't gaurantee that 1-3%. If the underwriting is tight, there might not be enough for the 1-3%. Hope that makes sense. Has anyone ever seen an NDA like this? And my second question is, am I wrong or right for not signing?

Yes it's common, I've seen this as a typical practice when dealing with commercial real estate. Work your numbers with their fee baked into the deal. If their fee causes the math to not pen out, negotiate with the seller for more favorable terms and renegotiate with them (wholesalers/broker) showing their fee makes the deal undoable.

What's everyone's wins for the week? I'll start with mine. I sent my first RV Park to Pace, and I'm waiting on a response. I've never submitted any properties to him, but I did it this week and I'm excited about the response. It's a small win for now, but a bigger win if he buys the park. I even wanna see if me and my team can wedge our way into the deal. That way we can earn and learn. But yea this is a win for me and my team. What's your WIN(s)🏆 for this week?

🫡Congratulations on taking necessary action. One of My wins for the week is I've started the process of using AI to market and advertise. Looking to clone myself to buy back my time. The goal is to free me up to be able to underwrite more and submit more offers on and off market.
