Google Just Did A Huge Update For Reviews
Google Just Dropped a Big Update on Reviews (GBP) — Here’s What Actually Matters Google quietly updated their review guidelines… and yeah, this one’s going to affect a lot of agents and businesses. Here’s the simple breakdown: What you can NOT do anymore: • No incentives for reviews(no gift cards, discounts, “we’ll send you something if you leave a review” — all out) • No cherry-picking happy clients(you have to ask everyone, not just the ones you know will leave a 5-star) • No asking for specific wording(can’t say “mention this” or “talk about this service”) • No asking for reviews in-person at the moment(don’t stand there and have them leave it on the spot) • No pushing staff names in reviews(even asking them to mention you specifically can be an issue now) What Google IS cracking down on: Google is watching for patterns. Things like:• Sudden spikes in reviews• All 5-star reviews with similar wording• Reviews that look “guided” or scripted• Anything that looks like you’re controlling the outcome If it looks manipulated, they’ll remove them. Simple as that. What you SHOULD be doing instead (this is the play): • Ask every client for a review — good or bad• Send the request AFTER the transaction, not during• Keep it neutral and open-ended• Let them write whatever they want Example: “Hey [Name], if you have a minute, I’d really appreciate you sharing your experience here.” That’s it. No pressure. No scripting. My take (important): This actually helps people doing things the right way. If you’ve been building your Google Business Profile legit:• real clients• real experiences• consistent asks You’re going to win even more now. If someone’s been gaming reviews… they’re about to get wiped. I’ll break this down more in a video, but if you’re running Google reviews right now, it’s worth tightening this up immediately.

open house follow up / outreach plans
Hey Sean, Being new to Lofty we have a million+ questions, instead of emailing you directly we figured we’d post here! In the attached screenshot, we’re looking at a lead from a recent open house. On the open house form, we intentionally deselected the “send welcome email/text” option because we wanted to follow up with these leads personally rather than having the system initiate contact. However, we’re now seeing that the lead is still being followed up through an “Outreach Plan by Sales Agent,” and we’re not sure why that was applied or what specific actions it’s triggering. Could you help us understand: -Why this Outreach Plan was assigned despite disabling the welcome message -What actions this plan is currently executing, and how to get a clear picture of what is being sent to the lead -How we can prevent any automated follow-up when we want to handle outreach manually More broadly, we’d love guidance on how to simplify and better control this process so it’s fully aligned with how we want to manage open house follow-ups, which are often fluid as sometimes we do want automated follow up, and sometimes we don't. Thank you!

This makes sense! The sales agent is triggered every time a lead comes in and that's what is happening here. You can turn off the sales agent for source open house in the sales agent settings. I will be in your system turning on all the automation and AI anyways, so I will handle this for you. While I am in there I will make some videos of the new AI and how to configure it. I am adding in the open house campaign for you as well with your package.

Lofty just did another update, this time to the smart plan builder. They have been rolling it out to all accounts, but took forever to get mine updated. This is a glimpse of Laura Garcia's so you can see what it looks like. I am going super deep on this and will have lots of training videos and a live session on this soon.

So let’s say you have your personal website and lofty. What’s the best strategy to use them in conjunction with one another? Thoughts?

@John Gullickson Sites outside of lofty tend to rank better just because of the functionality and SEO options they have. But, lofty has stepped its game up big time on the SEO front. They just did an update the other day on it. To answer your question, if you are looking to make sure you always have a site and could change CRM's down the road......... Go with a separate site and use lofty widgets. Me personally, I prefer to keep all my stuff in one place and make sure my automations trigger based off what people do on my site. Plus most other sites like wordpress or wix don't have much support. Even though lofty support is slow sometimes, at least they can fix issues over the phone.
