There are three reasons they are shutting down the properties. The first is the required capital to keep the resorts open and the amount of money required to fix known issues at these properties. Wyndham would rather allocate capital at the resorts that will produce the most sales. The second reason is the number of bookings and renters. They have to fill the resorts and must make sales each day for their business model to work. When tours are low then sales cannot be made. The third reason is that we are seeing a business model that is reaching a tipping point. Owners are becoming much smarter through the ability to communicate online and do their own research. This is making the sales process much more difficult for the sales reps as owners can fact check each purchase. Wyndham wants to tighten their sales teams and bring it in tighter.

How to Rent or Sell Safely (and Avoid Scams)
Timeshare exit and rental scams are everywhere. I want to really go into this subject on Timeshare Exit companies and options for renting out your points. First and foremost, I cannot recommend that you ever fall for a timeshare exit company's pitch. Back in the day, there were some timeshare companies that required legal help to get out of, but this is not the case with Wyndham. Before you ever pay anyone to get you out of a timeshare, talk to your community here and we will do our best to teach you how to get out of your timeshare for free, or there are lots of resources out there that can help you sell your timeshare. Here is what’s safe and what’s not: 🚫 Red Flags: - Anyone asking for upfront fees - “Guaranteed exit” offers - Unverified “brokers” contacting you privately ✅ Safe Options: - Use licensed brokers - Rent through verified platforms - Consult with your resort directly If you’re considering selling or renting, drop a comment or DM and we’ll point you to safe options. Knowledge = protection. I will be doing an entire classroom session on how to rent your points through one of the online rental companies. Again, this is something you never need to pay someone else to do it. If you want help then I can teach you how to rent your points out.
