My name is Sam Coronado. I have been interested in the finance world since I was 14 or so. I grew up in rural Alabama, poorer than most of my classmates and made a decision early on that my financial destiny was in my hands. At 16, I started a small operation selling candy bars out of my backpack at school. That grew to having 8 employees in 6 schools across Limestone County where I netted $200-400 a week (a king's ransom at the time considering I was using reinvested profits and other people's time, money, and skills). That grew into flipping cars, which then grew into flipping mobile homes. I slowed down on the business side when I joined the Army to keep the focus on the job at hand in the military, but taught myself options and stock trading in my spare time. That's proved moderately lucrative for me. (For example, I made $10,000 in three hours on my best trade ever in 2021.) I was medically retired after jumping out of planes for almost a decade and moved back to Alabama in 2022 to be closer to my family. In the past 3 years, we've bought 10 rental properties and are always looking for the next deal. I have 5 kids with a 6th on the way in May 2026. Idle hands are not an option when you are 32. My 5 year goals are to hit a topline revenue of $600,000; have $2 million gross valued real estate; and $200,000 invested in current assets (stocks, options, TIPS, 10/90 WL, etc). I focus on affordable housing and have a mission associated with the money. We (my wife and I) are not playing real world monopoly to stroke our egos. We are doing it as a means to an end to have a very real impact on the lives of the people in our community. We have changed trajectories by giving disabled veterans, former addicts, young families with no credit history, and even non-violent felons a fighting chance in a tight housing market. This is our mission, ministry, and motive.

Looking at dropping rate on my personal mortgage by 0.75%, which translates to about $300 in savings a month. Debating on whether to wait until it goes lower. Last September, I had a chance to hit it at 5.125% but I waited too long and then lost the deal as rates quickly climbed back to 6s until recently. Over the next 6 months, hoping to complete 3 refinances and save a gross $700 a month. All the fees from refinancing should be paid back in roughly 1 year, then those rates will be steady for the 15-30 years

Got a new stove and installed it. Got a new toilet installed. Locked in a couple new tenants for the month of December. Getting quotes on a rehab of an existing unit and some land clearing on our newest acquisition. Lots of family time today down in the Christmastown of Cullman as well.
