Let's settle this...
What's the ONE piece of financial advice you wish someone had forced you to learn when you were 20? I'll go first: 👉 Mine would be: "Income solves today's problems. Assets solve tomorrow's." I spent way too long focusing on making more money instead of keeping it and putting it to work. Now I'm curious... If you could go back and have a 10-minute conversation with your younger self, what financial lesson would you hammer home? Drop it below. 👇 Someone in this community is probably making that exact mistake right now, and your comment could save them years of frustration.

I'd tell myself to read Rich Dad Poor Dad and Cash Flow Quadrant. Then, I'd tell myself "in 2007 you're gonna be sitting there with your buddy trying to decide whether or not to buy Amazon stock with your reenlistment bonus or buy the motorcycle. Put $20k into Amazon and don't touch it for 20-25 years. Then in 2008 there will be a real estate market crash. Start networking with investors and lenders now to set yourself up to scoop up properties starting in 2010. You won't regret it."

Hi, I’m just getting on the path to financial freedom and need to fix my credit before I can get into the war room, but the war room is where I wanna be so I’m motivated to get there. I live in upstate NY and appreciate any advice, leads and suggestions on credit building and real estate investing.

Welcome to the community. A lot really depends on what the bad credit is from. If it's from lack of credit, that's one thing. But if it's from missed payments that's another thing. A lot of times, for missed payments resulting in bad credit, mortgage loan officers or mortgage brokers have people who can help you fix it. It comes down to getting those things forgiven. I have a lender local to me in NC that hooks veterans up with his guy to fix their score. Seems to take 6 months to a year for get the score within an acceptable lending range, depending on the specific situation. Also, with your bank, opening up a revolving line of credit, using it with normal living expenses, then paying it off monthly will help increase it. But the biggest impact is getting a long term loan and being consistent with paying it every month.
Budgeting Doesn't Have to Suck!
Budgeting can actually be fun, and more importantly, it’s about freedom. Remember that feeling of swiping your card and thinking, “Please go through, please go through…”? Yeah, that’s not freedom. Freedom is knowing your priorities are covered and you don’t have to stress every time you want to do something fun with your family or friends. Budgeting is really just about setting your own priorities. For example, in our house, we realized what we valued most was experiences—not stuff. So, we quit grabbing energy drinks and junk at the gas station and stopped eating out so much. Instead, we cook together, which honestly is kind of a blast (and my kids get to laugh at my “creative” attempts at following recipes, haha). We tracked it, and that move alone saved us $300-600 a month. Now, that goes straight into our “fun/experiences” bucket—literally, we opened a separate account for it. If we want to go hunting, take the kids to the beach, or plan a last-minute trip, it’s a quick yes or no. No more drama, no more guilt, just simple decisions. Bottom line: Budgeting gives you permission to enjoy your money in the way you actually want. It’s not about deprivation. It’s about getting intentional so you can actually say yes to the stuff that matters most, without stress. So, I’m curious—what do you value? What would you want to set aside money for if you got intentional with your budget?

I'm finding new deals
Haven't bought anything in ~4 years and I recently moved to a new market So I went to a few local meetups, started asking around for investors who are having success, found a few and picked their brain about what works, got a list of wholesalers and met a few, they are sending me deals and now I'm underwriting a few on a daily basis I put together a pitch deck for what I want to do and sent that to some people who might be private investors for better terms or at least alternatives to hard money Next week I'll start putting in offers Real estate is literally this easy 🤟

@Kevin Coles what markets are you interested in for multifamily? I've invested in Kansas City and Columbus, OH. Kansas City has seen some good growth.
