@Brian Waters thank you for the response. I have one rental and a second one that will be mine when my I laws pass (long story). I can’t seem to get over how to scale. My parents had rentals my whole life and loss a lot in the 80’s and 90’s. I have giant fear of loss to my family. We have been through a lot of poor times over my life. The whole reason I got into public service was the consistency of a pay check.

Tax return
We got $10k for a tax return this year. We of course have house project, kids sports , etc we can spend it on. But we make it on all those things normally. Can I buy a cash flowing property somewhere with this unexpected cash?

Solar
It might have been covered, I’ll delete if it has. But what do you do about buying property that has solar and it is a terrible solar deal (there are sooo many, especially in Ca)?

Thank you for the responses. Sorry I’m slow to get back, still stuck in ot trap. I get both responses, but having dealt with a solar project personally that cost me $70k in property upgrades (put on a detached garage that wasn’t up to code come to find out). I’m gun shy on getting into another money hole.
