Flood zone/floodplain
How do you feel about a park in a flood zone? Would that deter you from purchasing? Anything to look out for if moving forward? Also would you get flood insurance?

@Charlie Wang I own several in flood zones. There are ways you can work around them, but debt and insurance will be more expensive and your exit pricing will be lower as more risk means less eventual sale price. You can and should look at them, however, as they can make sense. I would avoid flood ways. A flood way is on another level of risk and I personally haven’t seen any make sense mathematically.

@Charlie Wang yes 100% insure yourself even if you are on seller carry, even if you own it outright with no debt. Insurance is like a seat belt: annoying when you don’t need it and a life saver when you do
Direct to Seller Deals
I have a couple of deals, and I wanted see if anyone has a buy box that fits the following, as they don't quite fit what we are looking for currently for us to run point on the deal: 1. 37/42 occupied, in 350k metro, in flood plain, $200 lot rent, , city w/s, all TOH, in KY/OH/WV corner. 2. NE OH/PA border area, 500K metro, WWTP/Well, $220 lot rent, 40 pads, 30 homes, 25 occupied. 5 POH vacant. 3. Southern KY, 30 pads, 20 occupied paying, $385 lot, all TOH, city w/s, must be a Master Lease with Option (we've done 10+mm of purchases with MLO's, happy to give advice, they can work well), room to raise $100 on monthly rents. I know pricing is important, and I haven't listed it, but I'm still getting more info from the sellers. Cost to Add RV's to a park?
What should I expect to pay to add 5 additional RV lots to a park? I need to add electrical pedestals, sewer lines, and water lines. Along with affordable RVs. Currently, the park is on City water and sewer. The surface is gravel, and I would use that for the pads as well. The total linear distance is around 300 ft. I plan to use 50-amp boxes. The sewer lines would be individual versus a dump space.

@Michael Pansolini @Ryan O'Callaghan step one is make sure you have zoning. The last thing you want is to spend money only to have to delete your work and capital if you aren’t zoned. Then when you know what you can build out, the more you can do usually the lower you can negotiate the price per as you have a bulk deal. This is highly dependent on grading, local requirements for safety and permitting / code, and so much more. But you can usually switch existing utilities from MH to RV for $1-3k not including grading and gravel / paving. So if you have zoning and utilities already live that just need converting then it can be pretty cheap. If you need to develop out utilities then you’re going deep in the five figures

What’s up everyone, Chris Kelch here. I was in one of Ryan’s Legacy mentorship groups, and his mentorship was huge for me. I'm grateful that Michael and Ryan have launched this program. In 2022, I purchased three heavy value‑add mobile home park projects at roughly the same time. I'm only now getting to the other side of that push: back above water and set to close on a big refi for those deals in a couple of weeks. My original strategy was “all value‑add, all equity multiple” so I could stay bootstrapped. Looking back, I wouldn’t recommend that. The risk of total burnout and the whole thing coming apart is very real. So going into 2026, we’re pivoting: I’m taking Ryan’s advice and only taking on one major project at a time. That said, taking tired trailer parks and turning them into thriving manufactured housing communities has been extremely fulfilling. No words can describe how incredible it is to hand over keys to a resident who never thought they'd be able to afford a home. Being the first real landlord after a long line of slumlords. Actually giving a sh*t about a park and investing back into the community as opposed to sucking the life out of it. This industry is so rewarding if approached the right way. I'm looking forward to catching up with everyone here!
