And yes, getting the numbers right on the front end is definitely crucial however, I can tell you a lot of people aren't running their investments like a business and doing the things sthey need to do to optimize revenue (dynamic pricing, adding amenities, unique design, 5 star service, etc). But interestingly enough, if you do the right things, you can take most properties and still get yourself into the top 25% of your market even if the house itself isn't in the 'best location' or sleep the most # of people. I'd recommend first to define what market(s) you want to be in (narrow down to just 2 or 3 max) so then you can define your buy box within a smaller area and hunt deals. Also ask yourself if you're wanting to take over an existing property that is more turnkey and already in operation (where you can take over their existing bookings but then slowly optimize the property over time) or if you're willing to do a larger value add where you might take 4-12 weeks to renovate and design before finally getting it online and ready for bookings. They are very different strategies and we've had success doing both
