@Robert Hytha yes sir Robert I was looking for someone to service Notes when I do owner financing on land. I can see your point about handling non-performing Notes myself. I’m thankful and appreciate your insight.

Question about vacant land
Hello all, I'm new and I'm in the learning process altogether as far as notes. I'm curious about what kind of advice y'all have about vacant land -- I know that it's one of the more unpredictable assets. What kinds of questions should I (as a note buyer) ask the seller if the topic is specifically mortgage notes for land? What characteristics should I consider red/green flags in my seller/borrower?

I have learned land flipping and that’s one of the areas that I’m interested in and Puerto. I’ve learned also on top of all these others that people have mentioned above or below whichever the case may be is you need to make sure that one there’s access to the property too they’ve mentioned per they mentioned wetlands zoning, but you also need to consider slope depending on which state you’re in or what part of you know even Texas you’re in cause there’s certain slopes that you can’t build on and if you can it’s extremely expensive. If you’re gonna invest in my notes, I would learn the land business. That’s why I’m learning about Notes to go along with the land business. Also, I’m learning about mineral rights and subdividing.
