Still haven’t connected with any people yet, Ive been cold calling and sending mailers but have yet to receive any call backs. I know I need to explore new avenues of marketing but I wonder if my voicemails just arent cutting it.. any advice for openers when getting someone on the phone or leaving a voice message? Maybe I'm going about it poorly.

I finished your class on Private Money. Another big difference between Private Money and Hard Money is "Skin in the Game". Hard Money lenders, unless you have done at least 3 deals, want "Skin in the Game". Private Money lenders, like a family member, do require "Skin in the Game".

Does making an offer on a HUD-owned home require a lot of additional documentation, unlike buying from other sellers?

    You have to work with a HUD real estate agent specializing in HUD homes and you have to wait a certain period of time for non-investors to look at, but that is OK because we are looking at ones that need work, non-investors are looking at ones that do not need work

Sad news from yesterday Well-known real estate magnate Sam Zell passed away yesterday at the age of 81. Zell, who managed apartments as a college student, founded Equity Group in 1968, which grew to become one of the country's largest real-estate-focused investment firms. Zell referred to himself as the "grave dancer" due to his penchant for buying distressed assets.

I have a lead who when I called his son answered, telling me his father, the home owner, died last August. He says him and his siblings have no idea what is going on with the house, they don’t even know if it’s been foreclosed on or anything. I called the County Clerks Office, and they said a offer was made yesterday on the property and it is currently in the upset bid stage. They said they can’t give me any other information at this time and the only way to find out more is to go in person. Any advice on how to proceed?

    seek legal counseling from a probate attorney half hour free and he/she will give you your best options. Auctions can be halted the same day. If they even have an offer, it can be, banks are not in the business of owning houses, even the threat of bankruptcy can stop it

I am debating trying to get a 4-family that just was listed on MLS near me However it's decently pricey and it's listed at $550,000. It needs significant renovation but it's in a pretty desirable area. It's currently renting out for 3 units for $735 and one unit for $800. (Which are WAY below what market rents are going for) - Without renovation it could probably rent each unit for about $1,200 a month - Average rents are going for $1,820 a month for 2br units (which all these 4 units are 2br) - I'd need to take out a HELOC or Home Equity Loan in order to make this work to afford the down payment. - It also says that their Total operating expenses are $16,500 a year which seems very high. - I think this could be a great investment, however unsure because it needs updating and initial price is high... However it's not bad priced for that area. - It's not exactly the BRRR method so maybe it's not a good idea to pursue. Anyone have any suggestions?

Good Afternoon Real Estate Skool! I'm changing the Weekly Virtual REIA time on Sundays from 6 pm CST to 3 pm CST in an effort to get MORE PEOPLE on the weekly networking calls :) Does this time work better for you? I know that 6 pm is tough for me as well on Sundays so maybe an earlier time will be better... I can change it again if there is a better time for everyone. What is the best time on SUNDAYS for you to attend a 60-minute Virtual REIA Meeting?

Hey all, question on following up with leads. When cold calling if a lead says they are not looking to sell now, but would like you to call back in “3 weeks” “1 month” etc… should I just do as they wish, or have a follow up be more aggressive such as weekly? Getting most of these responses on a pre foreclosure list FYI. Thanks!

I got my first retail MLS Listing live of Friday of this week. As a brand new agent I have to say that it’s quite a bit of work getting everything entered into the MLS, getting all the agreements and disclosures signed, getting photos, and dealing with all the agents. But it’s all going to be worth it when you add up the $/hour for those tasks once it sells and you get paid a commission. The listing went live Friday evening for 199.9K I had issues with the Supra box but got that fixed Saturday morning. Yesterday we had 3 showings and I plan to have 2-3 more today. This listing is my late mother-in-law’s condo. She passed away about 5 months ago and my wife and her brothers were finally ready to get it listed and sold. Just in time for me being licensed (3-4 weeks ago) Takeaway: Don’t discount your friends & family when it comes to real estate investing and listings. Everyone has to live somewhere and/or has housing needs at some point in their lives. Be the person that helps them when that time comes 💪🏽💪🏽

Greetings, Good People: The Philly market is tough. I had a third buyer back out on me once the contract was signed. Additionally, I dropped the price today from $245K to $240K. I refuse to drop it any lower. The original price was $255K. I told my realtor that if it does not sell by the end of this month, I will be cash flowing w/ another rental property.

    Make sure you always get at minimum $2500, $5000 best nonrefundable deposit and proof of funds, so you don't lose anything. If they disagree that are not a true cash buyer. Just tell them it is company policy. Also they are less likely to back out. If they don't agree. it is probably just another wholesaler who couldn't find a buyer. Cash buyers are used to this.

Being completely new to RE investing, it's refreshing...and exciting...to find a site and group where things are well explained and guesswork is eliminated. Just watched the first video in wholesaling and have a much better understanding of what it is and how to go about it. I feel super confident (& lucky) that I found this site that David Dodge created and that the knowledge required is HERE.

I loved your training on hiring VAs. My plan is wholesale 4, fix 1 and purchase a buy and hold once a month. You said do a deal or two before hiring a VA. My question is can you hire a VA or 2 or 3 first, Cold caller, acquisition, disposition and maybe lead acquisition first. My thinking is hire a VA first and learn from people who are more experience (earn while you learn) tell the VA my plan for the future. I think this would kill all fears Phone fear (the phone weighs a 100 pounds) analysis paralysis and every other fear (real or imaginary) you can think of. Thoughts?
