@Todd Ford I do a standard gift for most clients. If it's a high-end client, I give a slightly bigger gift.

@Todd Ford I should have added that I typically do a nice wooden personalized cutting board. They cost me $50.

Phone Time?
Does anyone make time daily for phone calls outside your sphere? What does that look like ... # of calls vs time allotted? I'm advised to make at least 5 calls per day. How are you turning that conversation towards real estate if its within your sphere?

Regarding turning the conversation towards real estate, I don't. Hopefully most people in my sphere know what I do - if not, shame on me. I genuinely try to get to know them better & find out what's going on in their lives. Not only is this staying true to who I am, it also gives me non-salesy ways to check in on them and to hopefully, stay top-of-mind. I don't want to be the person others avoid because I always bring up real estate. Some easy ways to check in are voice texting or texting & commenting on their social media posts.

Hey there! Do any of you charge a minimum commission on land sales? I'm not talking about expensive parcels. I'm more interested in your thoughts on minimums for lots that are $10k-$150k.
