Balanced — but cash flow has to lead. I prioritize deals that stand on their own today while still sitting in markets with long-term upside. Cash flow creates staying power — it covers volatility, rate risk, and operational surprises. Appreciation is the bonus, not the bet. If a deal only works assuming appreciation, it’s too fragile for where the economy is right now. Curious how others are weighing rate stability vs long-term equity this year.
