Presenting Offers to a Real Estate Agent
When presenting an offer to a real estate agent, it is important to submit the offer using the appropriate state-approved contract forms. You should also be prepared to provide Proof of Funds (POF) with your offer, particularly when making a cash offer. Keep in mind that many real estate contracts are non-assignable, meaning the buyer may be required to close in their own name rather than assign the contract to another party. If a Realtor is representing you, they may also review your Proof of Funds to verify that you have the financial capacity to close the transaction yourself. If you submit a strong cash offer that makes sense to the seller, you should expect the seller to potentially request a short closing period, such as 14 days. However, cash offers do not automatically mean you will receive both a discounted purchase price and favorable terms. Sellers typically expect something in return for providing the benefits of a cash transaction. Cash buyers may also be expected to provide a substantial earnest-money deposit to demonstrate that they are serious and financially capable of completing the purchase. Remember, when dealing with the seller's agent, the agent's fiduciary responsibility is to protect and represent the seller's interests—not the buyer's. As a buyer, you should have your own representation and understand the terms, risks, and obligations associated with the offer before submitting it.

@Ty Flip Man Excellent! I was about to ask who it goes to next! jaja. Yeah, I prefer to have all my numbers set in stone BEFORE I have a contract going. We all know how badly agents and sellers hate that normally AVOIDABLE nonsense.

Experience vs. Numbers
One thing property investing has taught me is that the spreadsheet can tell you whether a deal makes sense on paper, but experience can sometimes tell you what the spreadsheet is missing. Earlier on, I found myself focusing heavily on the obvious numbers, purchase price, rental income, costs, yield and projected returns. Over time, I started paying much more attention to the things that don't always fit neatly into a spreadsheet: - How realistic the assumptions actually are - The condition and potential of the property - The area and tenant demand - How motivated the other party really is - The people involved in the transaction - What could go wrong that isn't immediately visible in the figures That doesn't mean ignoring the numbers. Quite the opposite. For me, the numbers are still the starting point. Experience simply helps me ask better questions about those numbers before making a decision. Sometimes a deal that looks great on paper has too many unknowns. Other times, a deal that initially looks average becomes interesting once you understand the situation behind it. I'm still learning from every deal and, honestly, I think that's one of the most valuable parts of property investing. For those of you with some experience in property, when have you trusted your judgement or experience over what the spreadsheet was telling you, and how did it turn out?
