Automate LAST
This was such a hard lesson for me. AUTOMATE LAST. There are hidden switching and building systems for manual tasks. I've wasted so much time building systems, then changing them. In short I scaled to early. Scaling onboarding. Scaling outbound. Scaling lead volume. I should only automate after the manual version works 10/10. Trust me on this. Trying to automate stuff I haven't figured out is a nut punch EVERY time.

That is so funny! I was just telling others the same exact thing. So many mentors, gurus, etc. teach to dive into the automation. That is 100% wrong. I wasted so much time chasing the perfect systems. You need to learn the how, why, when, and where before setting up and spending funds on systems. I probably wasted $2000 on short trials of software that was never really ever going to work for me. I am still fighting that part, but at least now I know what I don't know.
Vacant Land Newbie
We started a new venture on February 1st, 2025. My son and I created Golden Age Assets LLC in order to begin our vacant land journey. Direct mail was our first attempt at making connections with sellers, but it has been less effective for us. We are now using AI to create and manage cold email campaigns. This has recently developed into a really good strategy. We are getting close to 25% call back rate on a daily basis. Hopefully this will transition into some contracts soon.

@Brandon Parker - we can use AI to respond, but we are doing it manually until we get our system perfected. We use Instantly AI. It is a little difficult to setup, but once it is, then it is smooth sailing. I would suggest hiring an expert if the budget allows. We have about 25 email addresses that all send to different campaigns. I really like it so far.

Does anyone know of a tool that gives data on available utilities? I know that I can go to the county to find information, but some counties are not very responsive.
