The Math Behind Every Good Deal
Most wholesalers don’t lose deals because they can’t find leads. They lose deals because they don’t know how to make the right offer. They either offer too much and can’t sell the contract… or they offer some random number and wonder why buyers ghost them. Here’s the simple formula: ARV × 70% − Repairs − Your Fee = Maximum Allowable Offer That’s your max offer. Not your dream number. Not the seller’s asking price. Not what you “feel like” it’s worth. Your max. Example: ARV: $200,000 $200,000 × 70% = $140,000 Repairs: $30,000 $140,000 − $30,000 = $110,000 Your assignment fee: $10,000 $110,000 − $10,000 = $100,000 So your max offer is: $100,000 Now here’s why the 70% matters. That 30% cushion is not random. It leaves room for the cash buyer to make money after repairs, closing costs, holding costs, mistakes, delays, and profit. Because if the buyer can’t make money… they’re not buying your deal. This is why you don’t just ask, “What will the seller take?” You ask: “At what number does this still make sense for the end buyer?” That’s how you stop guessing. That’s how you protect your fee. That’s how you actually get deals sold. Formula Card: ARV × 70% − Repairs − Your Fee = Your Max Offer Example: $200K × 70% = $140K $140K − $30K repairs = $110K $110K − $10K fee = $100K max offer Don’t fall in love with the property. Fall in love with the math. 💪

@Gabo Sana Exactly brother! If the numbers don’t make sense for the end buyer, it’s just a wasted effort. The math has to work both ways, that’s how you build trust and repeat deals.
Some of y’all are using “I need more leads” as an excuse.
Let’s be honest… You don’t need more leads yet. You need to know what to DO with the leads. Because I can hand you: Tax delinquent lists Probate leads Code violations Vacant houses Ugly properties Absentee owners And some people will still do nothing with it. Why? Because wholesaling is not just finding a list. Wholesaling is: Knowing what to say. Knowing how to find motivation. Knowing how to make the offer. Knowing how to lock it up. Knowing how to find the buyer. Knowing how to get paid. That’s why some people have 100 leads and close deals… And others have 10,000 leads and still say “this doesn’t work.” The lead is not the business. The SYSTEM is the business. Stop Renting the Same Lists as Everybody Else
Most beginners think they need to buy leads before they can start wholesaling. You don’t. Some of the best leads are already sitting in your county records for free. You just need to know where to look. Tax-delinquent list? Usually assessor or treasurer. Code-violation list? Code enforcement. Probate filings? County clerk. That’s where real distress starts showing up before it hits the same paid list everybody else is buying. Because here’s the problem: If you’re renting the same list as every other investor… you’re calling the same sellers. Texting the same numbers. Competing with the same people. But when you learn how to pull your own data, you start building your own pipeline. That’s the cheat code. Don’t just chase leads. Own your data. Your homework: Look up your county and find where one of these lists lives. Tax delinquent. Code violations. Probate. Would You Walk Past This House?
Be honest... If you saw a house with tall grass, broken windows, trash outside, and a roof that looks rough… would you see a problem or would you see a possible deal? Most beginners get scared by ugly houses. But wholesalers should get curious. Because the worse a house looks, the more likely there’s a story behind it. Maybe the owner is overwhelmed. Maybe they’re behind. Maybe they inherited it. Maybe they’re tired of repairs. Maybe they’re just done. While everybody else is fighting over pretty houses on the MLS… the real opportunity might be sitting in the ugly house nobody wants to touch. Less competition. More motivation. Bigger spread.
