🚨 TITLE COMPANIES CAN MAKE OR BREAK YOUR WHOLESALE DEAL 🚨
One of the biggest beginner mistakes I see isn’t contracts… It’s using the wrong title company. Not all title companies are wholesale-friendly — and some will quietly kill your deal without you realizing it. A wholesale-friendly title company: ✔ Allows assignments ✔ Understands double closings ✔ Works with JV agreements ✔ Knows investor language ✔ Doesn’t panic over wholesale fees Always call first and ask ONE question: “Do you work with wholesale transactions involving assignments or double closings?” If they hesitate — that’s your sign 🚩 National brands like Stewart, First American, Old Republic, and Fidelity can work — but local investor-focused offices are usually the best. 👉🏽 Your title company is part of your team. Choose wisely.

@Bernard Property Acquisitions who would you recommend for a title company to work with someone virtually that is based outside of usa im in ireland. Many title companies say they will work with me but say they won't hold FIRPTA taxes or get involved until I have a USA LLC
Find title companies that work with out of country people
Hi maybe someone could help me. I want to virtually wholesale and what i am finding is that title companies dont want to deal with me . Basically because i am not from the usa and they dont want to hold FIRPTA taxes back in the fear of getting in trouble with the IRS. What is people thoughts. I dont want to set up a llc yet until i do a few deals get some money together to make sure it will work. IRS wont give an ITIN number to a foreigner for wholesaling and will only give one after setting up a LLC

@Deola Reynold yes it very good for learning making the calls getting deals and then the title companies say they wont FIRPTA when i am outside usa

Hi all Just a general question do you guys and girls use different contracts when wholesaleing in different states or do you use the same generic one you always use and modify it as needed

Hey everyone Philip here — looking for some help from people who’ve been in the game longer than me. I’m based in Ireland and I’m wholesaling virtually, mainly focused on Detroit + Michigan right now. I’ve built a strong system for finding off-market houses, land, and small multis, so acquisition isn’t my bottleneck. Where I need support is: 1. Building a stronger Michigan buyers network Not looking for beginner buyers — I need serious cash buyers, fix & flippers, buy-and-hold investors, and land buyers who are active in Michigan. 2. Finding trustworthy hard money lenders who work well with virtual operators Speed, clear terms, and reliability matter most. 3. Any recommendations for Michigan investor groups, Discords, masterminds, or private communities Especially ones where actual buyers are active and closing deals with no daisy chains. If anyone here can point me in the right direction, share resources, or even make introductions, I’d really appreciate it.
