Hey @Nick Chapman might be a loaded question.. What is a great number / percentage of cash flow that your teams/investors like to see once closing an apartment deal? Is there a general guideline and on what you’d like to see your NOI at? Or is this more of an individual preference per team/investors After all expenses are covered : mortgage : insurance : utilities : etc…

@Ricky Finco Short answer: it depends on strategy — core/core-plus deals often deliver lower cash-on-cash (roughly 4–7%) while value-add or smaller, higher-risk apartment deals commonly target 8–12% (or higher) cash-on-cash;
