10bii training
i read not only "invest in debt", but also the official HP manual for the physical calculator. i think I'm pretty proficient with the tool, but I'm trying to learn how to use it for more scenarios (nothing specific, just want to continue exploring) has anyone taken additional training above and beyond what I've already mentioned? and was it helpful? I found a CCIM course and some books on amazon, but i'd prefer to jump into something recommended vs random stuff i find online.

@Bill McCafferty posted everything you really need to know. And maybe the menu item to create an amortization schedule so you have one in your pocket at all times (Comes in handy when someone suggests a 50 yr mortgage!) Next, learn the PV and PMT functions in Excel. I don't think I use anything else on a regular basis.
Entry Level Matchmaker
Hey guys I'm just starting out as an entry level introduction (2%) matchmaker. I'm leveraging an escrow/title attorney that I've sourced high cap rate assets to in the past. He regularly sees newly created notes, seller-finance deals, carryback seconds, wrap notes, and sub-creative transactions. I'm thinking of utilizing a seller intake form that can be filled in < 2 minutes when a client asks. - “What can I do with this note?” - “Can someone buy my 1st or 2nd?” - “Can I monetize this position?” - “Do you know anyone who buys unusual paper?” This is a rough draft of a Seller Intake Form Basic Contact Info - Name - Email - Phone - Company (optional) Asset Type - ☐ 1st Mortgage - ☐ 2nd Mortgage - ☐ CFD / Land Contract - ☐ Seller-Financed Note - ☐ Partial Sale - ☐ non-performing - ☐ Re-performing - ☐ Performing - ☐ Portfolio (Multiple Assets) Collateral Property State: UPB (Unpaid Principal Balance): P&I Payment: Interest Rate: Loan Start Date / Seasoning: Current Status: - ☐ Current - ☐ Behind - ☐ Charge off - ☐ In Foreclosure - ☐ BK Active Asking Price or Expected Yield Do you have a recent title or O&E? (Y/N) Do you have a recent pay history? (Y/N) Reason for Selling? (open field) I'd appreciate any feedback or constructive criticism. Thanks to @Shaun Hunt for the direction and feedback. Happy Holidays

Maturity date! And, it helps if they tell you if there is a balloon.
LNA
GM! Gas anyone encountered a Lost Note Affidavit? Would buy a note that has this situation? TIA

Sometimes a LNA affidavit comes with a copy of the note...just not the original. That is a better case than not having any record of the note because then the terms of the note can't be proven. I have several loans with a LNA but have copies of the note in each case. Never had an issue with foreclosure.
