Parkland investor opportunity
This property address is located at 10150 NW 59th Dr, Parkland, Florida 33076, which is on the south side of Holmberg Rd. I am trying to use the deal analyzer tool for this property for a wholesale deal, and there are some pending properties, but they are on the north side of Holmberg Rd., which is represented by the yellow line. My question is, can I use those pending properties on the northern side of Holmberg in my analysis? @Kevin Jimeno @Aidelys Hernandez

@Kevin Jimeno here is what Gemini provided. The property at 10150 NW 59th Dr is located in the Landings of Parkland subdivision. This specific home is currently a "fixer-upper" opportunity, which explains its $800,000 price pointβ€”significantly below the Parkland median of roughly $1.4M. Below are the current Active and Pending listings in the immediate vicinity (Landings of Parkland and the surrounding 33076 area) as of late April 2026. Market Context for Landings of Parkland - Inventory Level: There is currently only 1 active listing specifically within the "Landings of Parkland" subdivision (the subject property itself). This suggests extremely tight inventory for that specific pocket. - Pending Status: Most homes in this price bracket ($800k–$950k) in Parkland are moving quickly, with a median of 47 days on market. - Neighborhood Value: While the subject property is listed at $800k, the median listing price for the 33076 zip code is $979,000. Renovated homes in the Landings and nearby Parkland Lakes typically command a premium over the current "as-is" asking price of your target address. Investment Analysis: After Repair Value (ARV) Based on recent sales of renovated homes on the same street and subdivision, there is significant "forced equity" potential here. - Neighborhood Ceiling: Larger, fully renovated 4-5 bedroom homes on NW 59th Dr have recently sold or are valued between $1,100,000 and $1,325,000. - Recent Comparable Sale: A slightly smaller home (2,130 sq. ft.) at 10151 NW 59th Dr sold for $810,000, establishing a solid floor for non-renovated assets. - The "Parkland Gap": Since the median price in 33076 is currently $972,500, any property under $850k that can be modernized is considered a high-value target for investors.

Ready
Spanish speaking lead.
I need help with a lead can only speak Spanish, for context I saw that they failed to sell their home on the market back in January. This person has owned the house for 10 plus years, they paid $126,500 for it back in 2015, it was then listed for 200k in January and 22 days later it came off the market, in the listing description it says investor special. The owner is 78 years old, the photos of the property indicate that it could do with some TLC. I am not a Spanish speaker and I believe with the recent activity of them trying to sell it and failing presents a great opportunity for a possible deal. @Aidelys Hernandez or @Kevin Jimeno please help!

Awesome, I coming across a few of these so I will definitely call. I will definitely submit a JV as soon as I have someone who would like to explore the possibility of exiting their current situation.
