Be patient
My family, do not rush to be real estate brokers or agents on your own. Yesterday in class I heard where mistakes are already happening: listing, closing of properties without proper authorizations/registrations from FIU, tax department etc. Don’t make costly mistakes that can easily be avoided for you are knowledgeable of the requirements. It is my dream to one day open a full real estate and consultancy firm but that day in not now or in 2026. I once worked with Keller Williams and now working as an agent under J. Nicole Enterprise’s umbrella. I don’t have to worry about FIU registration just yet, but the reason working under a seasoned brokerage is to continue educating myself, have proper guidance along the way until I am truly comfortable to fly. Will I give up some of my commission, Of Course, but the trade off of gaining more experience, doing right by clients, meeting more customers and getting them as clients, have more opportunity to listing and sales is worth so much more. Do the math, commissions to broker is a small fractional of increase sales. Don’t rush to be on your own if you are not ready, this is where costly mistakes will be made. Just my two cents…

Final Exam Thurs. Feb 5th 2 pm to 5 pm
The final exam for Cohort 3 will be held in person next week Thursday, February 5th, 2026 at between 2 p.m. to 6 p.m. at 2 locations: 1) Kiki Witz at milepost 46 George Price Highway in the Mount Pleasant area of Belmopan near the Art Box in the Cayo District. 2) Tubal Trades and Vocational Institute at 10- 3/4 miles Philip Goldson Highway in Ladyville, Belize District. Once you have completed the exam, you may leave. Please inbox me by Friday, Jan 30th, 2026 to confirm your place and time of arrival to take the exam after making all necessary arrangements to be present. Thanks.

Assignment #7 the hardest thing about operating a real estate business in Belize
The single hardest thing for me would be the lack of licensing and regulation for real estate agents which means the market is full of untrained agents and outright scams that damage your reputation and leaves you legally exposed. No licensing or professional standards Belize does not yet have a national licensing system for real estate agents so anyone both local or foreign can legally set up as a realtor with zero training, exams or oversight this creates a wild wild west type of environment where agents may make false promises, misrepresent land rights or sell properties they can't legally transfer and there is no official body to hold them accountable...
